Tips for End of Lease Cleaning in Winter Months
Winter might not be the busiest time for moving house in Queensland, but if you’re ending a lease this season, you’ve probably realized that cleaning in cooler weather has its own set of challenges. Whether you’re in Brisbane or down the coast in the Goldie, winter conditions can slow things down, especially when it comes to drying and airing out the property.
At Bond Cleaning Service, we’ve helped hundreds of tenants receive their full bond back, regardless of the season. Here are some practical tips for getting your end-of-lease clean right during the winter months.
1. Start Early in the Day
Winter days are shorter, and natural light fades quickly, which makes it harder to spot dirt, smudges, or streaks later in the day. If you’re cleaning yourself or inspecting a professional job, try to start in the morning so you have the best light for detailed work.
The sun sets around 5:30 pm in Brisbane during winter, so you’re only working with good natural light until about 4 pm. After that, you’re relying on indoor lighting, and trust me, that overhead kitchen light isn’t going to show you the soap scum you missed in the shower corner.
2. Airflow Matters
You might be tempted to keep all windows and doors shut, but ventilation is still important, especially after mopping or using strong cleaners. Poor airflow means moisture lingers longer, and that can lead to musty smells or streaky floors. Open windows for short bursts or turn on ceiling fans if the property has them.
Even in winter, Queensland humidity can still sit around 50-60%. Without proper airflow, you’re creating a damp environment that’ll make everything take twice as long to dry. A good trick is to open windows on opposite sides of the house for 10-15 minutes after each room, it creates a cross-breeze that’ll help shift the moisture.
3. Drying Takes Longer
Carpet cleaning, bathroom scrubbing, and floor mopping all take longer to dry in cooler temps. If you’re using professional cleaners, try to book a morning slot so there’s time for everything to dry before inspections. If you’re cleaning yourself, avoid leaving wet surfaces until the last minute.
Here’s something most people don’t think about, wet floors in winter can stay damp for hours longer than in summer. I’ve seen tenants lose bond money because they mopped the bathroom at 4pm and the agent walked through at 6 pm to find puddles still sitting there. It doesn’t look like a thorough clean, even if it was.
If you’re doing the cleaning yourself, tackle wet areas first thing in the morning. Start with the bathrooms, then the laundry, then the kitchen, give each area maximum time to air dry before you move on.
4. Don’t Ignore Damp Spots or Mould
Winter in SEQ means cooler nights and more condensation in bathrooms and kitchens. Check corners, windowsills, and behind furniture for any signs of mold. A quick spray with white vinegar and a wipe-down can make a big difference (and prevent a deduction from your bond).
Mould is probably the biggest winter cleaning issue we see. It loves those damp, cool conditions, and it can pop up seemingly overnight. Check around shower screens, under kitchen sinks, and in any corners where air doesn’t circulate well. Even small spots can cost you money if the agent spots them during the final inspection.
Don’t just wipe mold away either, you need to kill it properly. A 50/50 mix of white vinegar and water in a spray bottle works well, or you can use a proper mould remover from the supermarket. Just make sure you ventilate the area well while you’re working.
5. Focus on Heating Appliances & Fireplaces
If your rental has a fireplace, heater, or reverses cycle air-con, make sure it’s cleaned and free of dust. These often get more use in winter and can collect buildup. Landlords and agents do check them, especially if they’re listed in the condition report.
Air conditioning filters are a big one, they get filthy during winter if the system’s been running on heating mode. Most agents will check them because they’re expensive to replace. Pop the front cover off and have a look, if the filter looks grey or clogged, it needs cleaning or replacing.
For fireplaces, even if you haven’t used it, dust and debris can build up in the hearth and around the surround. A quick vacuum and wipe-down usually do the trick. If there’s soot or ash residue, use a damp cloth with a bit of dishwashing liquid.
6. Windows Need Extra Attention
Windows fog up and gather condensation in winter, which can leave streaks or watermarks. Use a quality glass cleaner and check them after they’ve dried, streaks often appear once the sun hits them. Don’t forget to clean window sills and tracks too, these are easy to miss and often get checked during inspections.
Window condensation is a real issue in Queensland winters. You’ll clean a window perfectly, then overnight it’ll fog up and when it dries, you’re left with water spots that look like you never cleaned it at all. The trick is to clean windows on a day when the forecast is clear, avoid doing them if there’s rain or high humidity predicted.
Window tracks collect more moisture in winter too, so they can get grimy faster. An old toothbrush and some warm soapy water will usually shift the buildup. Don’t forget the fly screen tracks either, they’re often forgotten but agents check them.
7. Book Your Cleaners Early
Winter isn’t peak moving season, but weekends and end-of-month dates still book out quickly. If you’re hiring professionals, book your end-of-lease clean ahead of time to get the date you need (especially if your agent’s inspection is set in stone).
Even though fewer people move in winter, the professional cleaners who do work this season tend to get booked up on the popular days. The end of the month is always busy, and weekends fill up fast because that’s when most inspections happen.
If your lease ends on a weekday, you might find it easier to book cleaners and get better rates too. Just make sure your agent can inspect on the same day or the day after, you don’t want the property sitting empty for days between the cleaning and the inspection.
Winter-Specific Cleaning Challenges We See
After years of doing bond cleaning in Queensland winters, there are a few things that consistently trip people up:
Slower oven cleaning and self-cleaning oven cycles take longer in cooler weather, and oven cleaners don’t work as effectively in low temperatures. If you’re using chemical oven cleaners, try to work in a warmer part of the day.
Stubborn soap scum, Bathroom products seem to stick harder in cooler, more humid conditions. You might need to let your cleaning products sit longer before scrubbing.
Outdoor areas, Patios, balconies, and driveways can stay damp longer after washing. If you’re pressure washing or hosing down outdoor areas, do it early in the day and check they’re completely dry before the inspection.
Carpet stains reappearing, Sometimes, old stains that were previously invisible can reappear in winter when carpets take longer to dry. If you’re steam cleaning carpets yourself, make sure you’re extracting as much water as possible.
The Real Cost of Getting It Wrong
Look, I’ll be straight with you, a failed bond clean in winter can be more expensive than in summer. Properties take longer to dry, which means if you need to get cleaners back for a re-clean, you’re potentially looking at extra days where you can’t get access, or where the property isn’t ready for new tenants.
Most letting agents will give you one chance to fix issues, but in winter, time pressure is real. If your cleaning fails inspection on a Friday afternoon, you might not be able to get it fixed until the following week, and that can mean extra holding costs.
